Tenant-Based Voucher Programs

Housing Choice Vouchers

Waitlist Status: Closed as of January 21, 2021

The Housing Choice Voucher program (Section 8 Rental Assistance) is the federal government’s major program for assisting very low-income families – including the elderly and the disabled – to afford decent, safe, and sanitary housing in the private market. Our program covers all of Washington County, Arkansas except for Springdale.

How it Works

  1. FHA receives federal funds from the U.S. Department of Housing and Urban Development (HUD) to administer the voucher program locally.
  2. Voucher holders are responsible for finding a suitable home where the owner agrees to rent under the program.
  3. Rental units must meet be inspected by FHA for minimum standards of health & safety.
  4. The housing choice may include: single-family homes, townhouses, apartments, or the family’s current residence.
  5. A housing subsidy is paid to the landlord directly by FHA on behalf of the participant(s). The voucher holder then pays the difference between the actual rent charged by the landlord and the amount subsidized by the program.

Veterans Affairs Supportive Housing Program

The Housing and Urban Development/Veterans Affairs Supportive Housing Program (HUD/VASH) was designed to address the needs of the most vulnerable homeless veterans. Veterans must be VA Health Care eligible, homeless, and participate in case management services in order to obtain and sustain permanent independent community housing.

Qualified veterans receive services to resolve current homelessness and prevent future homelessness, including intensive case management and access to a HUD/VASH voucher to substantially reduce housing costs.

Program Requirements

  1. Verified veterans’ homeless status determined by the HUD/VASH admissions committee; must meet income guidelines
  2. Homeless veterans & their families are referred to FHA by local HUD/VASH Program Coordinator
  3. Veterans must agree to participate in case management in order to receive a HUD/VASH Voucher.
  4. HUD/VASH assistance may be terminated if family refuses, without good cause, to participate in required case management as verified by VAMC.
